Built in 1929 and located on one of Madrid’s most representative corners, between Velázquez and Jorge Juan streets, Velázquez 22 is a comprehensive restructuring project that enhances the building’s historic architecture and adapts it to a new way of living in the city.

The intervention is based on the preservation of the ornate façades and the protected interior staircases, elements that define the original character of the property. From this starting point, the building’s interior is emptied to create a new structure, allowing for a complete reorganisation of the residential programme. The addition of an extra floor in the attic completes the building’s permitted floor area, establishing a clear and honest dialogue between the original fabric and the new construction.

The residential programme comprises 18 homes, evenly distributed throughout the building: three homes per floor from the first to the fourth floor, and two homes per floor on the fifth, sixth and attic floors. This organisation makes it possible to optimise the interior layouts and ensure spatial quality across all units.

A new interior courtyard becomes a key element of the project, ensuring proper natural lighting and ventilation for the homes, while also creating a fluid relationship between the private spaces and the communal areas. On the ground floor, this courtyard is complemented by an outdoor area that enhances the residential experience from the entrance.

The communal areas are conceived as an extension of the home. The building incorporates wellness spaces such as a swimming pool, sauna and gym, while parking and storage rooms are integrated into the lower floors, bringing functionality and comfort to the residents’ daily lives.
